THE OPPORTUNITY
t Chipotle is a category leader in development, with a growth plan of expanding access to our guests by 8-10% per year through new restaurant development. 2024 was another record year, opening 304 new restaurants. This growth is made possible by our cross functional field development team, comprised of Real Estate, Design and Construction.
The Development Director is responsible for growth in a region of the U.S., managing a team of 6-9 development professionals across Real Estate, Design and Construction, accountable for up to 50 new restaurant openings per year and building a pipeline of up to 75 projects per year. This role will support the Mid-West or South-East, targeting a candidate in either region.
The Development Director reports into the Sr Director of Development and collaborates closely with the Regional Vice President of Operations to author and achieve our growth strategy.
WHAT YOU’LL DO
- Author and achieve the multi-year growth plan by leading a dynamic and diverse team from Market Planning, LOI and lease, through plans, permits, construction and turnover.
- Hiring, managing, supporting, and developing Real Estate Managers, Design Managers and Construction Managers to execute development plans and other related duties; providing guidance and direction on specific and strategic issues.
- Extensive travel to review and recommend new restaurant development and manage projects during construction, via market tours that support our growth plans
- Be a problem finder and problem solver by knowing your region’s projects, and proactively address Real Estate, Design and Construction issues
- Pipeline management and expectation setting by maintaining close communication with the Development and Operations leadership to communicate progress towards goals and expectations.
- Be comfortable in the details by managing contractual and professional relationships (internal cross functional departments, brokers, architects, general contractors, etc). Administering initial cost projection, GC contracts, timelines and real estate package approvals.
- Performing market research, formal and informal, to define plans; coordinating with development and cross functional stakeholders.
WHAT YOU’LL BRING TO THE TABLE
- Bachelor's Degree (BA/BS) from 4-year college or university preferred.
- 8+ years of experience in multi-disciplined department involving real estate, design, construction, or facilities
- 5-8 years of supervisory experience
- Proficient with MS Office - Excel, Word, PowerPoint, & Outlook. Experience with lease negotiations and site selection methodologies. Understanding of restaurant research and spatial analysis. Understanding of real estate development process. Understanding of financials, return hurdles and economic analysis.
- MS Office expert. Knowledge of Development Proformas. Knowledge of Zoning Regulations. Knowledge of Legal principals relative to contracts and leases. Extensive experience with restaurant lease negotiations
- Located in the Mid-West or South- East Regions of US.
PAY TRANSPARENCY
A reasonable estimate of the current base salary range for this position is $$185,000- $269,000. You are also eligible for annual cash bonuses and equity awards based upon performance and other factors. Actual compensation offered may vary depending on skill level, experience, and/or education.
