THE OPPORTUNITY
As the Director, Development, you will strategically direct the real estate development and plan for multiple markets in their region. He/she partners with Sr Director of Development and Regional Vice President / VP of Operations to evaluate potential restaurant sites. He / she collaborates with the triads to navigate NRO process conflict and complexities to effectively solve problems in a highly efficient manner. The Director manages Real Estate Managers, Construction Managers and Design managers in their respective triads and influences support functions – Development Analysts and Procurement Analysts.
WHAT YOU’LL DO
- Hiring, managing, supporting, and developing Real Estate Managers, Design Managers and Construction Managers to execute development plans and other related duties; providing guidance and direction on specific and strategic issues. (45% of time)
- Extensive travel to review and approve new unit /market development through market tours that meet our Annual Opening Plan & Long-Range opening goals that achieve real estate plans for a development region. Periodically reviewing projects in process or immediately post opening to address design and construction issues. (25% of time)
- Maintaining close communication with the Regional Vice President and executives to monitor ongoing progress towards goals. (10% of time)
- Performing short and long-term forecasting of market development plans. (10% of time)
- Managing contractual and professional relationships, as well as training, professional development, goal achievement, and planning for the Real Estate Managers reporting to them. Administering initial cost projection, GC contract and real estate package approvals within company approved limits. (5% of time)
- Interacting with company management and regional staff to ensure that the regional Development objectives support and enhance Chipotle’s overall direction and performance. (3% of time)
- Performing market research, formal and informal, to define plans; coordinating with Regional Vice President and Strategy to update and maintain plans. (2% of time)
- Directs the Market Growth Strategies for new store development. Plan established by Dev Mkt/Real Estate Managers in partnership with Exec Team Directors & their Operations Teams. Extensive travel to review & approve new sites that meet our Annual Opening Plan & Long Range opening goals that achieve our return on investment metrics.
- Approves Construction Contracts
WHAT YOU’LL BRING TO THE TABLE
- Bachelor's Degree (BA/BS) from 4-year college or university preferred.
- 8+ years of experience in multi-disciplined department involving real estate, design, construction, or facilities
- 5-8 years of supervisory experience
- Proficient with MS Office - Excel, Word, PowerPoint, & Outlook. Experience with lease negotiations and site selection methodologies. Understanding of restaurant research and spatial analysis. Understanding of real estate development process. Understanding of financials, return hurdles and economic analysis.
- MS Office expert. Knowledge of Development Proformas. Knowledge of Zoning Regulations. Knowledge of Legal principals relative to contracts and leases. Extensive experience with restaurant lease negotiations
PAY TRANSPARENCY
A reasonable estimate of the current base pay range for this position is $176,000.00–$255,500.00. You are also eligible for annual cash bonuses and equity awards based upon performance and other factors. Actual compensation offered may vary depending on skill level, experience, and/or education.
