THE OPPORTUNITY
Responsibilities
In addition to following Chipotle’s policies and procedures, principal responsibilities include, but are not limited to:
- Managing all Development-related property management issues and asset administration for the entire Chipotle portfolio
- Providing communication to Operations, Real Estate Managers, and Development Directors for property management issues and approvals
- Communicating status of property management issues with involved parties such as landlords, tenants, sub-tenants, Construction, Facilities, and Operations
- Identifying and implementing action plans for property management issues and ensuring timely completion
- Managing all property management activities with Chipotle’s excess properties, interfacing with tenants/sub-tenants, and municipalities, as needed
- Managing real estate assets to maximize returns (re-acquisitions, value of leases, development projects, condemnations, and excess property, etc.)
- Supporting Operations and Facilities remodel projects by reviewing leases to ensure compliance with obligations before the remodel begins
- Negotiating lease terms/options for all Lease Renewals
- Communicating with Real Estate Managers and Regional Directors to prioritize locations that need asset management attention
- Negotiating lease terms/options with landlords to renew, extend, and/or modify leases and ensuring the amendments are accurately documented
- Reviewing existing lease terms and conditions to understand Chipotle’s rights and obligations prior to preparing renegotiations
- Preparing for lease re-negotiations by giving advance notice to appropriate parties, submitting business cases reflecting alternatives and financial/qualitative implications of each, and recommending course of action
- Distributing ongoing progress reports for all deals being renegotiated and identifying financial savings and improved lease terms due to renegotiations
- Completing other duties as assigned to advance a particular project or resolve a business issue
The ideal candidate will:
- Have excellent analytical, organizational, quantitative, written, and verbal communication skills
- Effectively manage priorities and projects in a fast-paced environment
- Have a B.A./B.S. in a related field with three (3) to five (5) years experience at a multi-unit retail company in a development capacity handling property and/or asset management responsibilities; or an equivalent in education and experience
- Possess knowledge of and the ability to use a PC as well as Microsoft Office Suite, Project, Access, Oracle Applications, and Project Management Internet Software
- Be able to accurately write and document procedures, reports, and business correspondence
- Be assertive regarding completion of tasks and follow-up
- Have the ability to manage company and financial data in a confidential and professional manner
- Enjoy minimal travel
PAY TRANSPARENCY
A reasonable estimate of the current base pay range for this position is $86,000.00–$117,500.00. You are also eligible for annual cash bonuses and equity awards based upon performance and other factors. Actual compensation offered may vary depending on skill level, experience, and/or education.
